  • Sustainability Options: Often designed with energy-efficient features like compact appliances, efficient insulation, and low-maintenance materials.

  • Rental Unit: Ideal for short-term or long-term rentals, generating passive income.
  • Tiny Living: A minimalist, efficient lifestyle for those looking to downsize or live with fewer possessions.

Difference from Medium/Large ADUs: A small ADU offers a more affordable, simpler option with fewer amenities and less space. It’s ideal for individuals or couples, or for homeowners looking for a separate, functional space on a smaller budget. Its compact design emphasizes efficiency over expansive living areas.

  • Additional Storage and Utility Spaces: More storage options, like closets and potentially a small laundry area, make it a practical solution for longer-term stays.
  • Upgraded Amenities: Includes full-size kitchen appliances, spacious bathrooms, and larger windows for better natural light and air circulation.
  • Customization: More flexibility in design, with room for personal touches, larger furniture, or even small outdoor spaces like patios or decks.

Difference from Small/Large ADUs: Compared to a small ADU, the medium version offers more comfort and flexibility, making it ideal for longer-term occupancy. While it's more expensive than a small unit, it's still manageable in terms of construction and maintenance costs. It’s suitable for small families, couples, or anyone looking for a balance of space and affordability.

  • Multiple Zones for Privacy: Designed for long-term living, large ADUs feature clear separation between different areas of the home, offering better privacy for families or multiple tenants.
  • Additional Features: Some may include outdoor living spaces, private patios, or even small yards, making them feel more like a standalone home.

  • Full-Time Rental: Ideal for long-term rentals, providing ample space for families or roommates, and often yielding higher rental income due to its size and features.

Difference from Small/Medium ADUs: Large ADUs are perfect for those seeking a more permanent, comfortable living space. While the cost is higher, the larger square footage allows for more extensive customization and a higher level of comfort. Unlike small or medium units, a large ADU can easily accommodate families, offer multiple bedrooms, and be more self-sufficient. It's ideal for long-term living, as well as higher-end rental opportunities.
